1 I am responsible for Related’s EB5 activities in Asia, and I am permanently based in our China headquarters in Shanghai.
I am here today to introduce to you our second Eb5 project, the Hudson Yards Manhattan Tower.
2. This red box you see on your screen is the Hudson Yards
The Hudson Yards is the last great underdeveloped area in Manhattan.
Does anybody know why Hudson Yards in Manhattan is a train parking lot?
Directly east of the Hudson Yards area is Penn Station, the busiest train station in North America.
This parking lot services the trains going to and from Penn station.
Our first Eb5 project that we recently completed, was to do one thing
It was to build a platform over the train parking lot.
3. The project that I am here to talk about today, outlined in red, is to build a tower on the same platform I mentioned in the last slide.
This project is called, Manhattan Tower.
4. To give you a brief history lesson of the area, 400 years ago, Hudson Yards used to be wetlands in Manhattan

In the 1870’s, because of its proximity to the Hudson River, Hudson Yards became a warehouse and storage district.
As you can see from the picture, the train parking lot has already begun to take shape.
7. In Red is the Hudson Yards.
In the 1930’s, the government elevated these train tracks, up off of the ground, for safety purposes.
All of these train tracks are now gone, with the exception of one, shaded here in green.
In 2006, this train track was converted into a public park, called “The Highline”.
The Highline Park is now is a major tourist attraction in New York City, with over 5 million visitors each year.
Because of the Highline park, the buildings that surround this park have some of the highest rents in all of New York City. It is a very popular area, called Chelsea.
8. In the 1980’s, the New York City government thought that this train parking lot was a waste of extremely valuable land.
As a result, several real estate developers made plans to build in the Hudson Yards area
However, they none of these plans were selected by the government, and never realized.
They were never realized (As I flip slides) until 2008…
9. Until 2008, when the New York City government selected our company, Related, to be the developer of such an important piece of land.
I want to stress this point, we were chosen, by the government, not because we paid the most money.
Related was chosen to develop Hudson Yards because the government felt safest with our company, and with our project.
The government had the most confidence in Related (our company) to not only complete this project, but also to build the best possible project for the area.
In 2012, we started construction
And in our first eb5 project, very famous brands such as coach, the handbag designer, L’Oreal, the Cosmetics Company, and SAP, have signed to move their headquarters into our office built
10. Directly next to our site is The Highline, the famous park I mentioned earlier
And this building here is one of Related’s buildings, and because of this park, it has some of the highest rents in the entire city.
This platform in white covering the train parking lot was our first Eb5 project.
And as you can see, we have already begun vertical construction of the south office tower on this platform.
This is the building that Coach, L’Oreal, and SAP will move their offices into.
What we are here today to talk about is this area outlined in red.
This area is designated for our second eb5 project, the Manhattan tower.
We anticipate construction to begin later this year, in October or November

The eastern yard is between W 30th to 33rd street, and divided from the western yard at 11th avenue
The blue rectangle is the south office tower, where Coach, L’Oreal, and SAP will be
And this is where we plan to build the Manhattan Tower, outlined here in red.
12 Around our site, the New York City government is investing over 4 billion US dollars to transform the area into a transportation hub CBD.
At the heart of this city planning vision, is our project.
The three main components of this vision is to first spend on public parks, such as the highline
Secondly, to make Penn station, the busiest train station in North America, twice as big.
And finally, the government has extended subway line number 7, which goes directly to our site.
14 Now I would like to tell you about the two developers of the Hudson Yards
As mentioned, we both work for the developer, Related, one of the largest private developers in the United States
Our company, Related, is one of the largest private developers in America
In this project, we have a very strong partner, Oxford, a quasi-government institution from Canada
Oxford gets their money from the Ontario pension system
15. Oxford’s mother company is called Omers
And Omers is responsible for large infrastructure projects in Canada
When Omers wants to develop real estate, they use their sister company, Oxford
This is an example of a building Oxford has recently developed in London
16 This is Related’s headquarters in New York City, the Time Warner Center, and we built this building
Actually every building you see here on this screen, is one of our buildings in New York City.
We were founded and headquartered in New York roughly 40 years ago
And when the company was founded it started in affordable housing, cheap housing.
That is one of the reasons why we have such a close and strong relationship with the New York City Government.
17 Outside of New York, we have offices in several major cities around the United States
We also have offices internationally, with our Asia Headquarters in Shanghai.
