In next email is scanned image of the spreadsheet with my notes on it. This spreadsheet format is and has been very useful to me as it analyses in many ways investment decisions. Doesn’t matter if it is business or property or shares, it can help pick a good deal from a bad one. It has even surprised me by showing that an investment was a bad one, when I thought initially it was good. And the other way around – a deal I thought was bad was actually good! All that is needed is to put in the expected cash inflows for the investment opportunity, and the expected outflows & expenses and it automatically calculates and presents different ways of looking at return on investment. It has formulas built into the program that does the calculations. For example, C.o.C Rtn means Cash on Cash Return and is a simple return on investment calculation expressed as a percentage. Ie., the return averaged over the 6 years divided by the outlay (the owner’s money invested in the deal – but not loan money put into it).



But the IRR figure is the most important – it analyses the whole deal over it’s life and adjusts it for risk and the time value of money (ie., erodes over time because of inflation, opportunity cost of capital etc.) and puts it into a real return figure instead of a nominal figure. It’s like comparing a photo with a video. A photo is just a snapshot of one point in time, whereas a video movie is over a period of time and incorporates the ups and downs…!
