1. Is Holm the first prestigious private residential project that Sapphire has developed in Vietnam? Sapphire has previously developed Sanctuary Residences in Ho Tram which set the benchmark for modern contemporary beach villas in Vietnam and it was the prompting from some of our Sanctuary buyers that first led us to plan a luxury villa development on the river in Thao Dien.
2. As a developer, how do you see the potential for high-end residential with the real estate market reviving back this year? Can Holm be a game changer in the market in your point of view? No one has really done “Luxury” in a gated community in Vietnam before. Most so called “Luxury” developments are old style French themed villas and sold predominantly without interior finishes, this means each villa owner has to come up with their own interior design and contract their own builder to complete for them. The result is many years of construction work by your neighbors and often very disappointing outcomes from purchasers whose profession is not design and construction.
3. In your viewpoint, is Holm able to cater to discerning buyers’ & set new standard of living style? Explain details. This is niche market, how do you understand Purchasers insight to position Holm? In over 30 years of developing high end residential and commercial projects I have come to the realization that people all over the world want essentially the same thing. In property this means a well designed, well constructed product that is also value for money. Holm is not for everyone, some people will genuinely prefer the old style French style design and others may be happy not being part of a secure gated community. However our experience to date has been that there is a real demand for villas that can proudly sit next to any modern contemporary villas in Singapore or Sydney.
4. Why do you name it “Holm”? Is there any inspiration or message behind? Could you tell us the Uniqueness of Holm compared to other available luxury residences or what is it about Holm are you most proud of? (Please share in terms of location, design, exceptional community, services…)
Is there your personal reason or story that influence to Holm’s concept? Naming a project is always hard, we wanted to stay away from all the clichés that are commonly used in Vietnam. The other requirements were that it is unique, not difficult to pronounce, graphically pleasing, and carried no negative connotations in any language commonly used in Vietnam. The choice of HOLM did all of this and more in that its normal pronunciation is as in “Home” in the English language (Stockholm) and in the Nordic languages means a flat area of ground on the bend in a river. With all this going for it how could we not choose HOLM?
5. Why do you choose SCDA as your design partner/consultant for Holm? SCDA have for many years been one of the preeminent architectural firms in Singapore known for their cutting edge designs of some of Asia’s best high end homes and apartments. They take a holistic approach to the design process evidenced by the fact that they have specialist design teams inhouse for not just architecture buy full interior design including furniture design and importantly landscape design which is critical to creating the perfect overall indoor-outdoor environment.
6. What type of people will be owners of HOLM? (Describe some general/typical image or lifestyle of Holm’s target customers) Our buyers are many and varied but if I was to try and pick some typical things it would as follows; Generally married with kids, older children probably in school or university overseas, have travelled extensively, definitely not their first or even second home and generally they have been disappointed with the end result of their previous homes, security and privacy seem to be very important and lastly they are also concerned about the quality of the villa management.
7. What brought Sapphire to this exclusive area in the Thao Dien peninsula? It was an easy choice really as this was the only piece of riverfront land in Thao Dien large enough to create the community we are building.
8. When do you expect to fully complete the Holm project? The project will be complete in Q4 2016. We are building all the villas in one stage and will hand them over to owners at the same time so there will not be any ongoing construction work in the community when they move in.
9. What is unique about HOLM and do you see this uniqueness representing long-term value for owners. As touched on above this was the last chance to develop a gated community on the river in Thao Dien and as we all know Thao Dien has really become Saigon’s equivalent of New Yorks “West Village” with its café’s, restaurants, boutiques, schools etc.
10. Any personal experiences you want to share from your previous projects? When we designed Sanctuary Residences in 2007 the common comment I got from both foreigners and Vietnamese was “oh no Vietnamese don’t like modern design”, of course the opposite was true and Sanctuary was strongly embraced by predominantly the same type of buyer I described above. After we handed over the Sanctuary villas the main comment I got was “I wish we could have something like this in Saigon”, well finally they can.

1. What inspired the design of Holm? Could you share the concept of Holm?

We drew inspiration from the views of the river and the city that the exclusive and scenic location offered and from high-end tropical seaside resorts that are popular as getaways for the affluent. From here we conceptualised the design as a landscaped retreat in the city... like an exclusive club for the affluent and privileged few.. a city getaway to rest and relax in a private and comfortable environment.

2. Please share Holm’s Uniqueness in Design (From Exterior to Interior & Landscape).
How can Holm reflect a living space that “closed from outside-in, and open from inside-out” (Note to Edward: this is a tagline the PR agency is thinking of using to express the open nature of the villas whilst protecting privacy at the same time).

Holm was designed with flexibility in mind to accommodate to different taste and lifestyles of its residents and for different climatic conditions. While the architecture is positioned to capture the best views for all rooms, the layering of spaces from interior to semi-outdoor to exterior through the use balconies, verandas and fixed and operable screens allow for individual lifestyle choices and privacy levels.

3. Does Holm reflect a healthy living space?
Eg: Design/Material/Color, Facilities such as Sound & Light, Water supply, Electric system, color/water of swimming pool for kids, lighting to offer a green/blue/fresh view…

Light, air, space, water, greenery and natural materials are all integrated into the design of common areas and in private areas and are the ingredients to soothe the mind and soul while open outdoor exercise and activity spaces, swimming pools and gymnasium are strategically located to energize the body.. so it is indeed a healthy living space.

4. Are there some particular specifications you would like to share that highlight elegant details of the exterior & interior design that are unique to Holm.

Beyond the particular high-end specifications that are unique to Holm, we feel that it is the holistic balance of quality material, fine detailing, space and volumetric composition that portrays a feeling of understate luxury that make the design of Holm unique and which the discerning affluent will recognize and appreciate.

5. Given the riverfront location, how did you maximize this advantage & incorporate into Holm’s design?

The riverfront and view was obviously a huge asset and the main focus of the development. The major facilities and the main living spaces and bedrooms of the riverfront villas were orientated to take full advantage the river view and the city view. The ground of the riverfront villas was raise up to further enhance this and care was taken in the design and placement of the swimming pool, pavilion and landscaping to compose a picturesque view of the river and city from these villas.

6. SCDA is a world renowned architectural consultant with extensive experience in private residences, resorts, hotels and apartment; can you give any comparisons between Holm – a world-class design and similar projects in other countries?

While each project that we design is unique in its own way, we like to think that the common thread that binds Holm and other comparable projects like Aman Resorts in general and our own Alila Villa Soori in Bali - is the timeless quality of the architecture that we strive for.

7. Could you share your personal interest (evaluation) of Holm? What do you love most about the design?

We set out to achieve a combination of open and intimate spaces interspersed with well proportioned and well crafted buildings. There is order and structure in the planning and yet there is variety and interest in both the villa spaces and the common areas.. we feel that there is a good balance in the composition of spaces.. and that is important to have for a good project.

8. We are going to quote that we always put owners at the heart of any design process. How can we back-up this claim properly? Do you have any example or story to support for this claim?

We may not have a specific story or a particular detail that say we put the owners at the heart of the design process but we know from experience of designing luxury homes in many countries.. that at the end of the day what discerning home owners want most is a home that is Elegant yet Practical, Inspirational yet Reassuring, Refreshing yet Familiar.. an architecture that is Exciting yet Calming, that satiates the senses of the body and soul.. something that is i
