We appreciate your interests in Keangnam Landmark Tower. We would like to take this opportunity to
provide HANOI GREEN CENTER with this formal offer to lease (this “Offer to Lease”) for the lease of
certain premises in Keangnam Landmark Tower in Hanoi, Vietnam . This Offer to Lease was prepared
based on the definitive lease agreement applicable for retail premises to be executed between the
signatory parties herein (the “Retail Lease Agreement”) and will remain effective until the execution of the
Retail Lease Agreement.

An amount equivalent to half month’s Gross Rent will be collected from
Tenant’s Contractor for Fit-out deposit.
Car/Motorbike/Bicycle
Parking
2 free car parking spaces,
500 free coupons for car parking per month (1.5hours/coupon)
The current applicable parking fee is $100/car/month, $5/motorbike/month.
Special Condition
Tenant is granted to have two (2) months for getting Business
License. In the event that the License can not be approved due to
reasons raised from Landlord’s side (approved using function on 2F),
Tenant shall be refunded the Contract Deposit from Landlord.
Gas, Cable, Internet,
Telephone
The Tenant will be responsible for the cost of installing gas line, connecting
cable, internet and telephone service and will pay the service fees incurred
therefrom directly to the service providers.
Confidentiality
Neither of the parties herein shall disclose the existence or the contents of
this Offer to Lease to a third party without the prior consent of the other
party unless (i) required by relevant laws or (ii) disclosed to authorized
representatives or professional advisors.
General
This Offer to Lease contains the same terms included in the Office Lease
Agreement and will become effective upon signing by the signatory parties
herein.
This document constitutes an ‘Offer To Lease’, which is valid for seven (7) days from the date the Lessee
signs this Offer to Lease. The Lessee understands that it cannot withdraw from this Offer to Lease
during this time. If the Lessee accepts this offer to Lease within this 7-day period the two parties shall

Bảo mật
Không phải của các bên trong hợp đồng sẽ tiết lộ sự tồn tại hoặc nội dung của
Offer này để phòng cho thuê cho một bên thứ ba mà không có sự sự đồng ý trước của người kia
nhóm trừ (i) theo yêu cầu của pháp luật có liên quan hoặc (ii) tiết lộ cho phép
đại diện hoặc tư vấn chuyên nghiệp.
Tổng
Offer này để thuê chứa các điều khoản tương tự trong Thuê văn phòng
Hiệp định và sẽ có hiệu lực kể từ ngày ký của người ký bên
đây.
Tài liệu này tạo thành một 'Offer To Thuê', đó là hợp lệ cho bảy (7) ngày kể từ ngày Bên thuê
có dấu hiệu Offer này để phòng cho thuê. Bên thuê người hiểu rằng nó không thể rút khỏi Offer này để phòng cho thuê
