It is hereby expressly agreed as follows:
11.1 Default
(a) In addition to other provisions as provided in this Agreement, the Landlord shall have the unilateral right to re-enter and resume possession of the Premises and this Agreement shall be terminated automatically in the following cases:
(i) If the Rent and/or the Management Charge or any other sum payable to the Landlord under this Agreement or any part thereof payable under this Agreement are not paid prior to the fifth (5th) working day of the month after they are due (whether formally notified or not); or
