Annex 1 - Scope of Works


Electrical
1. As seen in the electrical single line, power supplies to rooms are run in series. To add individual distribution board (come with surge protection and ELCB) for the following area:
i. Office (A1, A2 & A3) - serving office, store, wall power socket and corridor 1
ii. Lab 1 (A4) - serving all major equipment within the labs, wall power socket, air con and lighting
iii. Lab 2 (A5) - serving all major equipment within the labs, wall power socket, air con and lighting
iv. Lab 3 (A6) - serving all major equipment within the labs, wall power socket, air con, fan and lighting
v. Feed Lab (A7) - serving all major equipment within the labs, cold room, air con, wall power socket, fan and lighting
vi. Aqua Room 1(Main) - serving all equipment within the labs, air con, wall power socket, fan and lighting.
vii. Aqua room 2 (B8 & B9) - Serving all
viii. Axillary room (Male/Female toilet, corridor, B3, B4 & B5) - Serving all
ix. Challenge room 1 (B6) - serving all
x. Challenge room 2 (B6) - serving all
2. Check the functionality of the Generator and install an Auto change over switch if existing does not have
3. Install CCTV at 6 locations
4.1 All rooms lightings to be replaced with covered LED type IP 65 light fixtures if existing does not function
4.2 Corridor and W.C. lightings to be replaced with covered LED type IP 65 light fixtures
4.3 All exterior lighting to be replace with new Metal Halide Lamp 150W, 4200K, Temper Glass cover if existing is not functioning.
5. Aqua Tank room – New Covered T5/LED tube or covered high bay light IP 65 light fixtures
6. Check cable connection of all pumps and other aqua related equipment and control panels if necessary replace or reconnect. This includes also the air compressors and water pumps for the water tank.
7. Fire Alarm System - Check functionality and Repair if necessary
8 Prep for High speed internet connection (by External service provider, contractor to assist)
9. Run Cat 6 cables to the following locations
i. all workstations
ii, each labs to have at least 2 nos
iii. Main aqua room 2 no
iv Conference room - 02 each
10. Wifi connection & Coverage - For entire facility (to ready IT and power point at strategic location within facility)
11. Check and repair lighting arrester system
12. Provide equipment ground cabling to all lab rooms. Check and ensure existing equipment ground is working
13. Provide all necessary cabling for relocated equipment

Mechanical Ventilation
1 Air change - minimum 4 x air change for room A4, A5, A6 & A7 (Each individual rooms will require independent fresh air intake and exhaust fan to avoid cross contamination)
Note: For the feed lab in A7 to use adjustable fan speed
2 Ventilation Fan - Seal off ventilation opening and remove fan for A4 & A5
3 Ventilation Opening and shutter - To replace existing shutter with those that can block all pest
4. Relocate Cold room from A6 to A7
5. To add new air filter for air compressor
6. To relocate air con unit due to the movement in Aqua Feed room and PCR room

Architectural/ Structural
1. False ceiling - To replace all broken or stained false ceiling with new acoustic protected gypsum board (Approx 20 m2, additional will be compensated via unit rate). The replaced ceiling board shall be equivalent to the existing one due to the roof sheet has been changed to sandwich panel.
2. Ventilation louver - To add ventilation Louver at fuel store area in backup generator room
3. Concrete the base of water tank tower Remove rust from existing metal structure and apply marine base Epoxy coating.
4. Ensure sufficient structural support for air compressor (must not be half hang. Compressor base needs to be remodel to fit the current setup.) To increase the enclosed space for the compressor structure so that proper maintenance works can be carried out. Air filter for the existing Air compressors are required!
5. Rain water gutter - Repair all cracks and water proof the entire system with water proofing membrane
6. Rain water down pipe - Ensure that system is working properly. Re run the piping under the landscape
7. Damp/moist wall - scape off all moister surface (both internal and external), ensure full dryness before apply cement (interior and exterior based). Gypsum putty cannot be used for exterior repair work.
8. Damp internal wall - remove all damped/ moist wall and repair them with proper material. Also to inject water proofing chemical under the wall for further water proofing
9. All roof and wall opening to be cover with vermin and rodent proof SS netting (such as ventilation, air con, roof etc.)
10. Remove all landscape and it associate soil surrounding the building. Dry the ground before cementing
11. Repaint all walls - Note: Front facing wall to the exterior to be paint with light grey color - Grey color latex paint should be used for all exterior wall paint
12. Epoxy paint (Biomin green) the curved roof (only above the Aqua Tank room) of the building –External (top face) only and basic cleaning for the under part.
13. Eproxy paint (marine industrial type) the water tower.
14. 2 New building signage - One for building and one at road side (include 1 Biomin, 1 Sanphar and 1 University signage)
15. Repair all surface cracks
16 Replace damage toiletry for toilet
17 Remove all tiles in the front porch. Replace with re-enforced concrete (loading at 2.5tons/m2) with anti-slip surface. This new surface to cover from the front porch to the back entrance (including generator walk way).
18. Repair and repaint the main metal gate and concrete parts including new signboard for University and one shared signage for Biomin & Sanphar
19. New wall separating Aqua room and Feed lab from Sanphar's lab (from A6 onward)
20. Partition room A6 into 3 separate rooms as per plan
21. Relocate A6 door
22. Cover the 2nd entrance (via main lab corridor) with cemboards.
23. Replace 2 side roofs with PU sandwich panels

Option1
Cover the path way from the front porch to the back entrance

Option 2
- To repaint building opposite of the research lab
- New sign board for the neighbor (same standard as per Biomin/Sanphar research center

Option 3 - Sanphar Dissection and Sample Center (300m2)
One standard built up office with reception counter one built up dissection room and freeze room

Note:
- Layout will be as per discussion on site
- Come with Center Sign board on top of building facing the road (perpendicular to the road)
- the floor of refrigerated container or dissection building to be sloped to the center with floor trap connected to 3 m3 Underground fiber septic tank
- Floor and wall of the dissection room to be painted with washable chemical resistant epoxy paint.
- Center will be fence with perimeter drain equivalent to Fence at Biomin factory in Binh Duong.
- Maintain the main road slope preventing extensive rain water inflow.
- Water point near the gate or water point with water basin outside receive area
- Water point for wash down within dissection room for washing
- Water Basin within dissection room
- Ground of center to be re-enforced concrete with 1-2% slope out
- PU sandwich panel 50mm thk. for 2 buildings + single steel roof sheet for loading & unloading area (area between two buildings).
(Idea here is to have a roof cover over both structures at 4.5m height so that the loading and unloading of carcasses as sun and rain protection a kind of cover should be built on one site to prevent rain water at this area.)
- 2 x IT point (cat 6) to be located in Sampling labeling room connecting to main Research center
- CCTV system monitoring all gate and door (Combine the 2 CCTV system if possible)
- Fire Alarm system as per required by local authority / university building code
